SJH COST SCHEDULE ON PER EVENT BASIS
Each auction will require a $600 fee.
A NON REFUNDABLE $250 deposit is required upon signing of agreement, $350 due a day prior to auction. There are no minimum lien or deed purchases required to hire on a per event schedule. This fee does not include any cost obligations necessary to bid at the auction requested. If you desire research and analysis to be completed by SJH Investments Tax Lien & Tax Deed Agent Services, a separate research fee applies. Arrangements can be made if you wish to be present at auction. All deposits and arrangements must be made no later than TWO (2) WEEKS PRIOR to auction date. Exceptions to any arrangement will be at the cost of the employer of SJH Investments Tax Lien & Tax Deed Agent Services. This arrangement is for bidding purposes only. You will be responsible for all work associated with either redemption or strategy once you have received your liens or deeds. SJH COST SCHEDULE ON PER MONTH BASIS

SJH TAX DEED SCHEDULEIf you desire to either have SJH Investments Tax Lien & Tax Deed Agent Services purchase property on your behalf at tax deed auctions or partner up to purchase and manage, below is the arrangement that is offered.
SJH Investments Tax Lien & Tax Deed Agent Services can purchase on your behalf once either an LLC (existing or newly created) or other entity in whose name you will be purchasing a property meets the following criteria:
SJH Investments Tax Lien & Tax Deed Agent Services will require all payments to be made in the form of cashiers' checks as this will give you the investor a better understanding of how to deal with most county tax deed auctions. (Few counties ever except personal checks, but all will take a bank issued certified check.) SJH Investments Tax Lien & Tax Deed Agent Services will require all requested documents and forms to be completed at least one week prior to an auction, unless the county auction requires an earlier deadline. SJH Investments Tax Lien & Tax Deed Agent Services will require all funds to be used at auction to be in the form of bank certified checks, made payable to either the county treasurer or county tax clerk. (All instructions will be forward prior to the auction.) SJH Investments Tax Lien & Tax Deed Agent Services will require that all funds being used at auction be delivered to the representative at least 48-72 hours prior to the auction. Should a property be purchased at auction, and you desire to have SJH Investments Tax Lien & Tax Deed Agent Services manage the property, including devising of strategy, organization of materials and team, this will be done at no less than a 20% After Repair Market Value of the property, not including monthly fees and expenses.
